Roof strength objections for solar are genuine business concerns, not excuses. A factory owner is allowing equipment, people and future maintenance work on a working roof. The EPC must answer with inspection, design responsibility and structural documentation, not with “nothing will happen” talk.

Handled well, this objection builds trust. Handled casually, it can kill the deal or create a painful dispute after installation.

Why do clients worry about roof strength?

Indian factory roofs are often mixed-age assets. One bay may be new, another may have old sheets, patched gutters, skylights, corrosion or MSEB-era wiring routes. Some sheds were expanded in stages without tidy drawings.

Owners worry about:

  • extra dead load from modules and structure
  • wind uplift during storms
  • water leakage after drilling or clamping
  • cracked sheets during installation
  • access risk for cleaning teams
  • future roof replacement difficulty
  • insurance or lender questions

The fear is practical. A solar plant is visible, but the roof condition below it may be uncertain.

What can the EPC inspect before committing?

The EPC can do a preliminary screen. It should not pretend that a visual survey is a structural certificate.

During the first site survey, inspect:

  • roof type, such as RCC, metal sheet or asbestos cement
  • visible corrosion, sagging, cracks and patched areas
  • purlin spacing and access routes
  • waterlogging marks and gutter condition
  • skylights, vents, chimneys and fragile zones
  • safe ladder, staircase or lifeline access
  • cable route and inverter location

Photographs matter. Take wide shots and close-ups. If a later question comes up, the proposal should be traceable to what was actually seen.

When is a structural engineer needed?

A structural engineer is needed when the roof condition, roof age, load path or safety risk is not obvious. The EPC may know solar, but structural responsibility is a separate discipline.

Bring in a structural review when:

  • the roof has visible corrosion or deflection
  • drawings are unavailable or unreliable
  • the shed is old or modified
  • the owner asks for a certificate
  • the site has high wind exposure
  • the proposed layout needs unusual mounting
  • insurance, lender or internal safety team asks for proof

This is not a sales weakness. It is a professional boundary. Clients respect consultants who say, “This part needs a structural person.”

How should waterproofing and wind risk be explained?

Waterproofing is usually where rooftop disputes become emotional. The owner may remember past leaks and assume solar will make them worse. The EPC should explain the mounting method clearly.

For RCC roofs, discuss whether drilling, ballast or other mounting will be used. For sheet roofs, discuss clamps, fasteners, sheet condition and replacement areas. Never hide penetrations or access requirements.

Wind risk should be explained without drama. Modules behave like surfaces exposed to wind. Mounting design, anchoring, edge distance and roof condition matter. If the proposal uses a standard design, say what assumptions it depends on.

Where a technical drawing or design note is required, provide it as a formal document. A WhatsApp assurance does not protect either side.

Tips from the field

  • Ask the client for roof drawings, previous shed expansion records and leak history before finalising the layout.
  • Photograph weak sheets, rusted members and waterlogging marks during survey so exclusions are evidence-backed.
  • Keep structural certification as a named scope item, not a vague promise hidden inside installation.
  • Mark no-walk zones and fragile skylights before installation teams enter the roof.
  • State who repairs accidental sheet damage during installation and who handles pre-existing leakage.
  • Do not promise future roof replacement will be easy unless the mounting design has actually considered removal.

How should exclusions be documented?

Exclusions are not legal decoration. They are part of trust. A good proposal separates EPC responsibility from pre-existing site risk.

Use plain language:

Connect the roof note with the commercial proposal. If a structural review changes usable roof area, the solar size and payback may change too. That should not surprise the client later.

What should the owner ask before giving roof access?

An owner should ask a few direct questions before allowing installation teams on the roof. These questions are not meant to block the project. They make responsibility clear before ladders, tools and modules arrive.

Ask who is responsible for worker safety, what access route will be used, where materials will be stacked and which roof areas are no-walk zones. Ask whether installation will disturb gutters, skylights, sheets, waterproofing or existing cables. If the roof has old leakage, identify it before work starts.

For factories, coordinate with production and maintenance teams. A roof job can affect exhausts, compressed air lines, cable trays, water tanks or ventilation. If the EPC needs shutdown support, that should be planned in advance.

A short pre-installation roof handover note is useful. It should list roof condition, safety restrictions, storage areas, owner contacts and EPC contacts. When everyone signs the same note, later disputes become easier to handle.
